You will be based in our client’s office in Fulham, West London, with hybrid working and regular site visits across London. The role offers the chance to take ownership of projects from pre-start planning through to completion, working closely with clients, tenants, site teams and trusted subcontractors.

The Role

As Contracts Manager, you will oversee small works, planned maintenance and restoration projects to the internal and external communal areas of buildings within the company’s property portfolio.
Projects will vary in scope, giving you broad exposure to refurbishment, repair, compliance-led works, customer liaison and contractor management. You will coordinate labour, materials, subcontractors, budgets, quality, health and safety, and programme delivery, ensuring each project is completed safely, commercially and to the standard expected by residents, clients and stakeholders.

Key Responsibilities
  • Manage small works and restoration projects from pre-start through to completion and handover.
  • Plan, coordinate and monitor labour, materials, subcontractors and site activities.
  • Carry out regular site visits to review progress, quality, safety and programme targets.
  • Oversee project costs, budgets, variations, valuations and estimates.
  • Prepare and submit tenders, estimates, valuations and project documentation as required.
  • Ensure health, safety, environmental and site records are maintained and compliant.
  • Chair or attend pre-works meetings, progress meetings and site coordination discussions.
  • Act as the main point of contact for site teams, subcontractors, clients, tenants and internal stakeholders.
  • Audit completed works and ensure snagging, commissioning issues and technical queries are resolved quickly.
  • Monitor project performance and identify opportunities to improve processes, quality and customer experience.
What We’re Looking For
  • A budding Contracts Manager or construction professional ready to take the next step in your career.
  • Experience in construction, maintenance, planned works, refurbishment, small works, restoration or building services.
  • Confidence coordinating trades, subcontractors or site teams in a live construction or maintenance environment.
  • A good understanding of health and safety, risk management and site compliance.
  • Commercial awareness, including an understanding of budgets, pricing, variations and project profitability.
  • Strong organisation skills with the ability to manage multiple priorities and keep projects moving.
  • Excellent communication skills and the confidence to liaise with clients, tenants, subcontractors and colleagues.
  • A quality-focused approach, with pride in delivering work on time, to budget and to a high standard.
  • Good Microsoft Office skills and the ability to maintain accurate reports and project records.
  • CSCS, SSSTS or SMSTS would be ideal, but they are not essential for the right person.
